The building is located on a prominent corner, and the location is easily accessible to Foggy Bottom Metro station. An enclosed courtyard is located off the lobby and the building will also have a rooftop terrace. The building provides extra office space in Washington, D.C., as vacancy rates are low and there are very few large blocks of space available for firms to lease. Recently, the United States Green Building Council (USGBC) moved their headquarters to 2101 L Street.
The project involves the renovation of the existing building, including the new all-glass curtainwall exterior, while keeping the existing structure and the exterior brick facade in the rear of the building. The first floor will include 26,573 square feet of retail space; the remaining nine above-grade levels will be office space. The building’s three below-grade levels include a 98,125-square-foot parking garage with 206 parking spaces and an 18,484-square-foot office area.
