The building of the first power plant in Tyumen was built in 1893 by Ignatov - a well-known steamship owner, founder and owner of Zhabynskiy mechanical plant. The power plant is a historical and cultural heritage, is a one-storey red brick building with a long volume that belongs to the rare nowadays type of industrial buildings. The goal of design was to renovate the industrial building for an office function.
The reconstruction project expected a careful restoration of the monument, which gives the object a new life at nowadays, maintaining the unique character of an old building. The project provisions the restoration of the roof, the preservation and restoration of the exterior walls and decor. Adaptation of the building to a new function is planned through the reconstruction of the interior space - the interior "core" will be a stand-alone metal frames, not adjoined to the outer walls, that makes possible to set up a mezzanine floor in the center of the building. All the communication facilities that do not require natural lighting are located at the 1st level of structure. The perimeter of the building will remain open and two storey, it contains a working space that is implemented in a Open space format. On the mezzanine floor there are administrative offices.
Landscape of the building is a modern solution with court area for staff and the parking. Along the perimeter of the building there is a system for the water collection from surface with a tap away.
