188 Warburton Avenue residence is the second phase of the Cottage Gardens Public Housing Redevelopment Plan in Yonkers. Developed by The Community Builders in partnership with the Municipal Housing Authority of the City of Yonkers (MHACY), two existing Cottage Gardens buildings were demolished to make way for a new mixed-income, mixed-use development targeting low- and very low-income tenants.
The 55,000 square foot affordable housing building has 51 residential units including 25 one-bedroom, 20 two-bedroom, and 6 three-bedroom town-house style duplexes. Many units have dramatic views of the Hudson River, and building amenities include a community room, laundry room and a generous landscaped terrace.
The building’s design is articulated with sensitivity to the neighborhood context through similar setbacks, complimentary roof lines and related materials. An appropriate massing integrates the existing site topography; the building is six stories along Warburton Avenue and steps down to three stories along Willow Place. This scale adjustment allows the building to fit seamlessly within the adjacent two- and three-story properties.
188 Warburton is situated in two of the City's Urban Renewal Areas: the Ravine Avenue Urban Renewal Area and the Ashburton Avenue Urban Renewal Area. The project achieved LEED Silver certification and includes smart building technology, EnergyStar appliances and high-efficiency PTAC units in all units.
