1602 L Street, NW is a nine-story, 52,300-square-foot, Class-A building in the heart of the city’s Central Business District.
With floor plates of only 6,000 square feet, the building offers a unique opportunity to smaller tenants looking for full-floor lease opportunities—a rare find in the District. This boutique building has extraordinary design features built around premium materials and exquisite detailing. There are compelling subtleties in the interplay of the building’s geometry, and in the delicacy of many of the design details, as well as bold gestures, such as the glass bay that cantilevers over L Street.
The building offers floor-to-ceiling glass along the north facade, as a result of a full-height curtainwall system. The lobby features marble and honed Portuguese limestone with accents of wood, stainless steel, and metallic white glass.
Parking was accomplished by utilizing the original garage that existed on the site. The original design had three below-grade levels for parking with retail at street level. The economics of the building work better with at-grade parking using eleven double-decker parking lifts for a total of 22 cars.
