This HPD project, comprised of two new infill buildings on the east side of 5th Avenue between West 118th and West 119th Streets, takes advantage of an opportunity to re-establish the block-front that has been left incomplete for many years.The mid-block building at No.1465 has 75 ft. of street frontage while No.1473 is a corner site with 50 ft. of frontage on 5th Avenue and 85 ft. of frontage on West 119th Street. Both new buildings are thematically similar and are intended to relate architecturally to the early 20th century context of the surrounding neighborhood.
The buildings have been developed under the Quality Housing provisions of the New York City Zoning Resolution. Each is eight stories tall and set back at both street lines at a height of 61 ft., creating a continuous six-story street wall. The ground floors of both sites are built full and will be devoted to commercial use; approximately 10,233 SF of gross commercial space will be created between the two buildings. New sidewalks and street trees will also be included. A total of 4,257 SF of community facility space has also been included in the design. With a total of 54 units for both buildings, the variety of apartment types range from studios to 3-bedroom units with the majority being 2 and 3 bedroom apartments.
Both buildings feature private and public paved roof terraces, private balconies for many of the units, recreation space in the cellar, and day-lit corridors for No. 1473. Residential entrances front 5th Avenue and lead to well-appointed lobbies with concierge service. All apartments have washer/dryers, full kitchens with gas stoves, built-in air-conditioning (incremental units) in every room, and hot water baseboard heating. Major finishes include wood flooring, wood kitchen cabinets with laminate counters, and ceramic tile bathroom floors and walls. Larger units feature master bedroom suites and powder rooms. The buildings also offer pre-wiring for television and CCTV in every apartment and be ‘smart wired’ for telephone and data connections.
