Over the past couple of years the incidence of “boutique” coffee shops and galleries has increased significantly along Dundas, but the intensification of the avenue itself is not visible. 1245 will provide Dundas West with an activator to bring the new art centric culture which is peripherally simmering to the boil, and set a new precedent for avenue development in the area and in the City of Toronto generally.
What we propose in this mixed use main streets project is a bold style statement, a building in scale to the street on which it resides, one that takes cues from the work researched and codified in the City’s recently released main streets guidelines, one that provides an exceptional quality of life for people who want to live in an intimate and integrated downtown neighbourhood, one with history and an exciting future, and one that stands as a symbol of regeneration. It is a building that posits a new precedent for desirable inhabitation on Toronto’s main streets.
