Located along a dense stretch of Wells Street, 1225 Old Town is a mixed-use development with 250 luxury apartments, 35,000 SF of ground-level retail space, and structured parking. On-site resident amenities include an outdoor pool deck and hot tub, club room, demonstration kitchen, theater room, fitness center and cyber cafe.
To break up the scale of the 360-foot-wide site, the building form is organized into two opaque masses that are separated by a glass connection. The tower is set back from the ground-level retail spaces to provide a pedestrian-friendly streetscape. The façade and structure of a historic two-story building clad in highly ornamental terra cotta were restored and integrated into the project’s commercial space.
The project team efficiently developed the design within the client’s fast-tracked schedule, and the building was occupied less than 20 months after conceptual design. Its subsequent sale set a record high price-per-unit for Chicago downtown apartment deals.
