Standing two blocks from Calgary's Central Business District, 11th Avenue Place is redefining the Beltline District as the first LEED® Gold Certified building in the area. This recently completed $45 million project is a new leader in energy efficiency, estimated to achieve over 30% savings in comparison with other designs.
The structure wears a layered façade, incorporating frontal sections that blend well with the traditional height and colours of iconic neighbouring beltline architecture, while the glass façade behind ties in with the more contemporary look and style of downtown core towers. The unique design truly brings the Beltline and Downtown together, paying homage to the classic attributes of one, while incorporating all the modern and functional advantages of the other.
The 206,170 sf. building includes 10 floors, plus a penthouse covered by an eye-catching roof. The upper nine floors, as well as the penthouse, are intended for commercial office space, and the main floor includes commercial and retail lease space. Hidden underneath are three levels of underground parking with 176 stalls to maximize access, and covered loading spaces are also provided at ground-floor level. Structural design was matched to the architectural layout of the parkade.
Key features include low-flow water fixtures, high efficiency lighting and HVAC equipment, improved indoor air quality, bicycle storage, showers and changing facilities, recycled and low emitting materials, and an enhanced waste diversion program. Positioned on main transportation corridors, 11th Avenue Place provides its tenants with optimal access to numerous Beltline amenities.
