* Guest House / Apartment addition to the property facing Harold Street with size of 13 x 24
sqft, a total of 312 SQFT of main floor. This will be single high ceiling apartment with septs
adding inside for up lever for bedroom, washroom, storage, laundry area while main floor will
be family and living, kitchen and eating area with a powder room.
* Main house currently has 3 bedroom upper level with 1 full washroom which upgrading 4 to 5 bedrooms with 2 full and one jack-n-jill washroom. These rooms will b added on top of kitchen and front foyer door entry to give aproximately 1400 sqft. We need about 1700 sqft which the ceiling will be extended on backyard above the deck with addition 5 feet deep balcony for rooms facing backyard.
--> Removing the walls of bedroom 1 and washrooms and expanding space for half roof above the kitchen. Adding balcony for two rooms above the kitchen to give sun light exposure.
a. As this area is above the grade about 5 steps, need proper deck or Victoria style steps with stylish pillars
b. The estimates expansion of this area maximum as per allowed. We can discuss further.
4. Adding side entrance to the basement with digging further 5 feet down from basement floor make area walkable space as it is now mud space with ceiling on 5 feet only.
5. Adding Rec room / game room area of aprox additional 14 x 40 to use as Rec room and entrance to the swimming pool (future) area.
