1001 17th Street transformed a 1970?s end-user building into a Class A, multi-tenant, mixed use property. One of the greatest challenges to the conversion of the building was the lack of a public front door connecting the existing tower to 17th Street at the ground level. By demolishing the low-rise retail building on half the site and adding three one and two story glass cubes for mixed-use restaurant, retail and office facing 17th Street, it was possible to connect the tower to 17th by a tall, sunlit concourse.Escalators, stairs and elevator convey people from 17th Street to the upper tower lobby, passing a custom art installation that anchors the atrium space. Along 17th Street, the human-scale glassy structures and outdoor plaza increase street-level activity, and provide new retail space to Denver?s Financial District. Below the tower and plaza, the renovated parking structure provides parking for offi ce tenants and downtown visitors alike.1001 17th Street is one of the fi rst LEED-EB projects in Denver, combining both new construction and renovation, earing Gold Certification in the Spring of 2009.
