MADGI designed two new pre-builts and a conference center for John Hancock Real Estate at 100 William Street, a 21-story commercial building located in Manhattan’s Financial District. The pre-builts range in size from 2,500 RSF to 11,000 RSF. These spaces feature high-end pantries, conference rooms, private offices, reception areas and new bathrooms. Throughout the spaces are exposed HVAC ducts, concrete ceilings and polished concrete floors sealed with an epoxy seal. The 12th and 17th floor pre-builts were designed to allow natural light to flow throughout and to take advantage of the stunning views of lower Manhattan and surrounding waterways. Blue accents were specified for various portions of the spaces and LED pendants from National Lighting illuminate the pre-builts. The conference center is an amenity space for tenants. It features porcelain tile with wood grain pattern flooring, a pantry with a Modular Arts backsplash in a 3D geometric pattern painted blue, a privacy phone booth with a partially frosted glazed door and a tall, bar-style table with high chairs with blue seat cushions. MADGI developed the building standards for the entire property and designed the John Hancock offices on the 18th floor.
