1 New Oxford Street (Commonwealth House) is a landmark Midtown “flatiron” reinvented by Orms through an intelligent retrofit that preserves Art Moderne character while unlocking substantial commercial value: retaining and reusing the reinforced concrete frame, infilling set-back bays on New Oxford Street to increase area, internalising the original courtyard to create a daylit atrium with a double-height reception, and introducing a new central core for efficient, flexible floorplates suited to single or split tenancies; the dynamic North façade is revitalised with green glazed hexagonal Pyrolave tiles—realising a 1939 ambition once vetoed—while the prow’s clock tower is refaced and sensitively increased in height to balance new rooftop massing; streamlined, extended office levels, outdoor terraces from roof step-backs, and enhanced street presence delivered strong market performance, with the six upper floors pre-let to COS prior to completion, demonstrating the project’s success in adding business value, celebrating heritage, and bringing fresh eyes to the West End through re-use.
