Where <a href=\"http:\/\/architizer.com\/blog\/weiss-manfredi-the-bridge\/\" target=\"_blank\" rel=\"noopener\">\u201cThe Bridge\u201d by WEISS\/MANFREDI<\/a> will host a hybrid of academic and corporate programming within buildings boasting highly visible sustainable features, the students&#8217; living quarters will possess equally impressive sustainable credentials. <a href=\"http:\/\/architizer.com\/firms\/handel-architects-llp\/\" target=\"_blank\" rel=\"noopener\">Handel Architects<\/a>\u2019 <a href=\"http:\/\/architizer.com\/projects\/cornell-tech-residential-tower\/\" target=\"_blank\" rel=\"noopener\">Cornell Tech Residential Tower<\/a> broke ground just last week \u2014 but that&#8217;s not the only reason why it&#8217;s been making headlines.<\/p>\n<p>In a city bristling with over 200 skyscrapers, it isn\u2019t easy for a new high-rise building to stand out from the crowd, but the new residential tower will have a notable claim to fame: It will be the world\u2019s tallest structure built to Passivhaus standards on its completion in two years\u2019 time. The rigorous energy requirements of Passivhaus \u2014 developed by Bo Adamson and Wolfgang Feist in Germany in the 1990s \u2014 demand an extremely tight, highly insulated enclosure, leading Handel to design a special building envelope they call \u201cThe Wrap.\u201d<\/p>\n<div class=\"wp-caption\">\n\t\n\t<img class=\"lazy\"\n\t\tsrc=\"https:\/\/blog.architizer.com\/wp-content\/themes\/architizer\/assets\/images\/blank.png\"\n\t\tdata-src=\"https:\/\/architizer-prod.imgix.net\/media\/1435147439722143501252416400.974.07.010b.jpg?fit=max&#038;w=1680&#038;q=60&#038;auto=format&#038;auto=compress&#038;cs=strip\"\n\t\t\t\t\tdata-srcset=\"https:\/\/architizer-prod.imgix.net\/media\/1435147439722143501252416400.974.07.010b.jpg?fit=max&amp;w=1680&amp;q=60&amp;auto=format&amp;auto=compress&amp;cs=strip 1680w,https:\/\/architizer-prod.imgix.net\/media\/1435147439722143501252416400.974.07.010b.jpg?fit=max&amp;w=1080&amp;q=60&amp;auto=format&amp;auto=compress&amp;cs=strip 1080w,https:\/\/architizer-prod.imgix.net\/media\/1435147439722143501252416400.974.07.010b.jpg?fit=max&amp;w=760&amp;q=60&amp;auto=format&amp;auto=compress&amp;cs=strip 760w,https:\/\/architizer-prod.imgix.net\/media\/1435147439722143501252416400.974.07.010b.jpg?fit=max&amp;w=625&amp;q=60&amp;auto=format&amp;auto=compress&amp;cs=strip 625w,https:\/\/architizer-prod.imgix.net\/media\/1435147439722143501252416400.974.07.010b.jpg?fit=max&amp;w=368&amp;q=60&amp;auto=format&amp;auto=compress&amp;cs=strip 368w\"\n\t\t\tsizes=\"(min-width: 1680px) 1680px,(min-width: 1080px) 1080px,(min-width: 760px) 760px,(min-width: 625px) 625px,368px\"\n\t\t\t\talt=\"\"\n\t\titemprop=\"contentUrl\"\n\t>\n<\/div>\n\n<p>\u201cAbout 15 inches thick, The Wrap is expressive of the idea of the building,\u201d elaborates Middleton. \u201cIt\u2019s a super-efficient wall surface, punctuated by deep set windows set in bands incised in the thick wall.\u201d Due to the budget, this concept had to be formulated using a selection of \u201coff the shelf\u201d technologies, including prefabricated panels, triple-glazed windows, heat-recovery ventilation systems, and variable-refrigerant flow heating and cooling evaporators.<\/p>\n<p>The crucial aspect for Middleton, though, is not so much about specifying these products, but how they will be manufactured and then put together on site. \u201cThe tricky part in achieving Passivhaus standards is in executing the details in both the fabrication and installation phases. Although it stands substantially taller than the adjacent campus buildings by WEISS\/MANFREDI, the building has been designed to respond to its low-rise neighbors, along with further towers in the works by Morphosis and another as yet unnamed architect.<\/p>\n<p>\u201cFour other projects were already deep into design by the time our team began work,\u201d reflects Middleton. \u201cSo to some degree, we had to react to the architecture that has already been approved by the City.
