Overview
The City 7 Mall creates a new destination for the city of
Changwon. Designed as a new parkscape that integrates into the natural
condition of the city, the project blurs the boundaries between the natural and
the built environments. The open-air project features office, hotel and living
spaces above lively retail and dining areas that create key pedestrian
connections between adjacent uses, such as the convention center, residential communities, and the river. The
mixed-use nature of The City 7 Mall establishes a vital district with 24-hour
activity that will help attract international tenants and appeal to the
residents of Changwon. It will further
energize the city and serve as a model for responsible urban development in and
around Changwon.
Background
Changwon, which is located on South Korea’s Masan Harbor, is
a hub for factories of companies like Samsung, Daewoo, and LG Electronics.
Established in 1974 as the first planned city, it is unlike South Korea’s other
sprawling metropolises in that it includes many parks and gardens that create a
more natural character. Its most popular tourist site is the Junam Reservoir,
an important bird migration site.
Changwon ranks second to Seoul as the country’s richest city
per capita due to its large industrial complex and natural appeal. Changwon
City 7 was planned by developer Dosi & Saram Co., Ltd., to seamlessly
complement Changwon’s residential, commercial and industrial components with a
world-class destination inspired by seven core ideas of technology, health,
high-tech, nature, education, culture, and living.
Located where Ban-Song Road meets the Changwon River, The
City 7 Mall is adjacent to existing residential complexes and the convention
center. It is a key part of the city’s overall vision to restore the edges of
the river with highly accessible pedestrian areas along its banks.
Design
Changwon City 7 was envisioned as a mixed-use complex that
combines retail and entertainment along with a hotel, offices, and office-tel
living units. To create a new urban identity and symbol of civic pride for the
city of Changwon, Jerde designed the project’s five-level retail and
entertainment base with a focus on nature that connects its districts, links it
to surrounding uses and reflects the city’s special character. Organic forms,
vibrant open spaces, water, and landscaping are blended to create the project’s
identity.
Architecturally, The City 7 Mall’s base is composed of a
dynamic collection of organic forms that break the building mass down into
smaller, sculptural pieces. Using the client’s seven urban concepts as
inspiration, Jerde created a series of districts within the project that serve
the people on many levels—from entertainment and relaxation to living and
shopping.
The project’s three districts feature plazas that are
represented by the natural elements of sky, water and earth. Each district uses
different colors and materials to establish a sense of place, balance active
and quiet spaces, and encourage exploration through the project. The sky
district, which features international fashion, is constructed of metals that
capture changes in light conditions. The earth district, which houses local
fashions, features spiraling wood boards that become narrower and lighter as
they climb. The water district, which features the cinema and other
entertainment, is clad in four colors of glass reminiscent of reflections on
water. The walls surrounding the districts are designed with rich red sandstone
similar to the site’s soil to visually unify the districts.
Above the architecture is a large rooftop park that spans
the tops of three buildings. Designed to create a unique experience within
Changwon, the park, which is located 20 meters above grade, features a series
of open spaces including a performance stage, topiary garden, sculptural
garden, exercise court, and a central water feature that will form an outdoor
ice skating rink in the winter. It will be easily accessed by residents from
the neighboring communities, hotel guests, convention goers, and visitors.
Water is a basic design feature that physically unifies the
project. The City 7 Mall’s main element is a canal that animates the project as
it links its different areas. From its origin in the rooftop park, above the
water district, water travels through canals and waterfalls as it makes its way
down through the restaurants and shops to the hotel and convention center. At
the lower levels, water takes a variety of forms, from a rapid stream to placid
reflective areas to interactive fountains, to create a number of experiences.
Landscaping, with plants featuring a vivid color palette and
variety of fragrances, ties The City 7 Mall together from the richly planted
canal and throughout its many districts. Trees placed around the perimeter of
the project help visually establish The City 7 Mall as the new heart of the
surrounding district, while enhancing the pedestrian environment of the overall
area. Providing a human-scale canopy, the trees create a distinctive natural
edge for the project and establish the prototype for future enhancement of
surrounding streets.
The City 7 Mall is planned to create a singular pedestrian
experience that connects the nearby convention center and residential
communities to the project’s hotel, shops, restaurants, offices, and parks. The
project’s pedestrian connection features both a primary main street experience
and a secondary nature walk. The main street, which crosses the canal and
landscaped areas, further integrates the project into the local context while
giving it an iconic, singular presence. At the second level, a promenade links
the convention center and hotel to the shopping and entertainment districts and
beyond to the river. Additionally, ramps, escalators and elevators rise through
the dramatic multi-storied spaces while offering views of the city.
