Young and old, social rent under one sunroof
12 zero-energy social housing are situated in 't Zouteland, on the outskirts of the village Den Hoorn on the Isle of Texel. The houses are designed for Huiz & commissioned by housing corporation Woontij.
The project consists of three identical rows of four homes. These three volumes are positioned perpendicular to the main street. They each consist of two elderly houses and two houses for starters. Each volume manifests itself in the street as one big house and thereby fits in the typical structure of the linear village. The articulation of the volume emphasises the individuality of each house. The houses are accessed from the footpaths that run along the east side of the housing. The space between the houses and their private gardens is public green space.
All the smaller villages on the island have to deal with an aging population. Therefore, the floor plans of the homes in ‘t Zouteland are tailored to the future needs of the elderly. The plans of the houses are developed through workshops with the future tenants. Six of the twelve houses already have a bedroom and bathroom on the ground floor. The other six can be adapted or expanded in the future while maintaining spatial quality.
The project will generate enough energy to fulfil the total demand; unique in the social rental. The three volumes are equipped with a southwest oriented pitched roof and completely covered with photovoltaic panels and solar collectors. The houses are built according to the principles of Passivhaus; the heat demand is only 15 kWh/m. The heat loss is reduced with very good insulation (roof, floor and facade Rc = 10 m²K / W), the use of triple glazing and balanced ventilation. With such a low heat demand a heat pump is no longer profitable. Therefore, a solution is realised with small gas heaters, of which the energy consumption is compensated by the surplus of self-generated electricity that will be redelivered to the grid.
