Fraser Residence Menteng Jakarta is an exclusive privately developed service apartment that sits amicably on a rectangular site with narrow frontage along Jalan Menteng Raya, central Jakarta, minutes away from CBD. The serviced apartment is operated by world renowned Fraser Hospitality consists of ± 120 apartment units of varying sizes and 4 units of duplex penthouses to be accommodated on the 2 top levels of the building. The double storey penthouses have living and bedroom spaces which open out to a sprawling outdoor and roof garden.
The 18 storey building sits on a +/- 3000sqm site. The narrow frontage and rectangular site led to an interesting approach in the building’s design, the apartments face along the sides where most of its glass exposure will be, not towards the main road.
The thematic idea for the building is simple; it represents “a building of framed views”. Thus the facade is made up of perforated patterned box frames that encompass the building levels in a proportioned manner. It seems that the people living in the apartment will be looking through a framed living picture of Jakarta. The glass facade area along the length of the building will be protected by perforated sun screens are placed in a patterned manner on the length of the box frames.
The design aims to provide more green space to the living environment. The building’s perimeter is flowing with landscape and waterscape which become a beautiful natural viewing area for residents. As the apartment’s neighboring blocks are built right to boundary, a timber planter box screen was specially designed to line the entire boundary like a forest wall. Thoughtfully, a grey-water recycling and rainwater collection system should provide enough water for use in all the landscaping and water features in the development. This building is truly a quiet, green sanctuary in the centre of Jakarta’s bustling sprawl.
