This 78,602-square-foot
mixed-use facility is located in the Wilshire corridor, in the heart of Beverly
Hills. The project consists of 9,600 square feet of retail space on the ground
floor, 20,600 square feet of leasable office space on the second and third
floors and four levels of subterranean parking with 87 stalls.
The building massing
consists of two interlocking glass boxes, one on top of the other. The retail
glass box is below with the two-story office box above. On the prominent
Wilshire side, the retail façade steps back so that it is under the cover of
the office box above. On the Canon side, the office box steps back emphasizing
the retail volume below. The shifting
glass boxes create an outdoor terrace space on the east side of the second
level for tenant use.
The retail glazing is
composed of iron-free, floor-to-ceiling glass supported with stainless steel
spider fittings attached to vertical fins expressed on the north and west
elevations. The glass volume above is enclosed with a green tinted glass in an
anodized, aluminum curtain wall system with butt-glazed vertical mullions and
expressed horizontal mullions to emphasize the linearity of the building. The
vertical circulation elements are expressed as zinc clad volumes on the
Wilshire and Canon elevations. A zinc clad frame projects off the third level
creating an exterior balcony looking over Wilshire Boulevard.
